No loud music or loud use of television

No gatherings with non-registered guests

No subletting

No removal of equipment

No smoking inareas of the property (indroors or outdoors)

Illegal substances and activities are not allowed on the property

Violation may result in immediate termination of the stay without refund

In case of removal of equipment the equivalent amount will be charged on guests credit card


Access Codes & Security

Do not share your access codes with anyone outside your booking

Avoid showing or entering codes in view of others

Ensure doors are properly closed and locked after every entry and exit

Any misuse or sharing of access information may result in security risks and additional charges if damages or incidents occur.



Pets Policy

Allowed only upon request and with an additional fee per night, per apartment

Maximum one pet per apartment

Pets cannot be left unattended at any time

Guests are in charge for their pets safety

Guests must cover any damages caused by their pet (ie: furiture scratches, floor scratches, dirty linen or towels, etc)


Payments Policy

Property reserves the right to pre-authorize credit cards prior to guests arrival, at any time after booking.

Property reserves the right to cancel booking reservations that do not meet the specifications or in case of invalid CC.

Credit Cards Accepted: VISA, MasterCard, Diners

Late check-out is subject to availability with an additional charge

Rates include VAT andTaxes and are subject to change in the event of tax modifications

Resilience Tax must be paid in full by the guest on the day of arrival.
The applicable tax is charged as follows: April–October: €8 per night November–March: €2 per night

The property reserves the right to amend rates in accordance with any VAT or other tax adjustments regulated by the Greek Government


Use at Your Own Risk
All areas of the property (including balconies, stairs, kitchen, and any amenities) must be used responsibly. Guests accept full responsibility for their actions during the stay.

No Liability for Misuse
The Host is not responsible for any injuries, accidents, or damages caused by improper, unsafe, or negligent use of the property or failure to follow these rules.

Child Supervision Required
Children must be supervised attimes. The property may not be childproof.

Respect Safety Instructions
All posted rules, instructions, and safety guidelines must be followed. Failure to comply is at the guest’s own risk.

Damage Responsibility
Guests are financially responsible for any damage to the property or its contents caused during their stay.

Personal Belongings
Guests are responsible for their personal items. The Host is not liable for loss or theft exceptrequired by law.

Illegal or Dangerous Behavior
Any illegal activity, misuse of equipment, or unsafe behavior is strictly prohibited and may result in immediate termination of the stay without refund.

Compliance with Law
Nothing in these rules limits liabilityit cannot be excluded under applicable law, including the laws of Greece.

Failure to follow these rules may result in removal from the property and additional charges.

Night: 22:00–07:30

Please respect local regulations and neighbors by keeping noise to a minimum during quiet hours.

Excessive noise or complaints may result in termination of the stay without refund.

No smoking indoors or outdoors
Smoking is strictly prohibited inside and outside the property

Careful use of cooking appliances
Never leave cooking unattended. Always switch off stovetops and electrical appliances after use

Electrical safety
Do not overload sockets or use damaged chargerscables. Turn off unnecessary devices when leaving the property.

Open flames & candles
The use of candles, incense, or any open flame inside the property is not permitted.

Heating equipment
Use air conditioning responsibly and according to instructions

Know your exits
Please familiarize yourself with exits upon arrival and keep pathways clear attimes


Water & Flood Safety Policy

Responsible water use
Please avoid leaving taps, showers, or hoses running unattended.

Bathroom care
Do not dispose of toilet paper, wipes, sanitary products, paper towels, or other items in toilets or drains, as this may cause blockages and flooding.

Appliance use
Use washing machines, dishwashers, and other water-connected appliances according to instructions and only when you are present in the property.

Report issues immediately
If you notice leaks, unusual water flow, or drainage problems, please inform us as soon as possible so we can resolve it quickly.

Weather awareness
During heavy rain or extreme weather, please ensure windows and doors are properly closed.

In case of water leak or flooding
Turn off the nearest water source if possible

Avoid contact with electrical equipment

Inform the host immediately

Responsibility Notice
Guests are responsible for usingplumbing, appliances, and facilities properly. The host is not liable for water damage or incidents caused by misuse, negligence, or failure to follow these guidelines, in accordance with applicable laws of Greece.


Reporting Issues
Please report any issues or concerns as soon as they arise during your stay. We cannot resolve or take responsibility for problems that are not reported in a timely manner.


Guest Safety, Liability & House Policy (EU Greece – Short-Term Rental)

This property operates as a short-term rental in accordance with applicable laws of Greece and the Greek Civil Code, as well as relevant European consumer protection regulations.

Duty of Care & Property Standards
The Host undertakes to maintain the property in a condition that meets basic safety and hygiene standards as required by applicable Greek and EU law.

Assumption of Ordinary Risks
Guests acknowledge that staying in a residential property involves normal, everyday risks (e.g., stairs, balconies, wet floors, kitchen appliances). Guests agree to use the property andamenities responsibly and with due care.

Limitation of Liability
To the maximum extent permitted under applicable law:

The Host shall not be liable for injuries, accidents, or damages resulting from improper, unsafe, or negligent use of the property or its facilities by guests.

The Host is not responsible for incidents or acciddents caused by failure of guests to follow provided instructions, warnings, or house rules.

Guest Responsibility
Guests are fully responsible for:

Their own safety and behavior

The supervision of children and vulnerable individuals

Any damages or injuries caused by their actions or omissions

Guests agree to comply withhouse rules and safety instructions provided in the property.

Use of Amenities
Any amenities (e.g., balconies, terraces, kitchens, electrical appliances) are used at the guest’s own risk.
Guests must ensure safe use attimes, particularly in relation to children.

Third-Party Services
The Host is not liable for services arranged independently by guests or provided by third parties (e.g., transport, excursions, food delivery).

Personal Belongings
Guests are responsible for their personal belongings. The Host is not liable for loss, theft, or damage.

Emergencies & Health
The Host does not provide medical services, besides the first aid kit and emergency call list. Guests are responsible for seeking medical assistance when necessary.

Compliance with Law
This agreement is governed by the laws of Greece and applicable EU regulations.
If any provision is found invalid, the remaining provisions shall remain in effect.


Relocation Policy
In accordance with the provisions of the Greek Civil Code and applicable consumer protection legislation, in rare and unforeseen circumstances, the host reserves the right to relocate guests to an alternative accommodation.

This may occur in situations including, but not limited to:
Maintenance issues affecting safety or habitability
Utility failures (e.g., water, electricity)
Force majeure events or circumstances beyond the Host’s control

Alternative Accommodation
The replacement property will be of similar or higher standard, subject to availability
If a comparable property is not available, a full or partial refund may be offered for any unused nights


Before Check-out
Ensure the following before leaving the apartment:

Dispose of trash properly

Leave the property in a reasonable condition

Turn offair-conditioning units

Switch offkitchen stoves

Turn off the bathroom hot water heater

Closewindows

Turn off TV

Turn offlights

Closewindows

Make sure that both the apartment door and the main entrance are securely closed behind you. In case theft occurs after your departure from a third party, while doors have not been closed properly, you are responsible to cover any expenses.

Excessive mess may result in additional cleaning fees.


Property Security
Guests are responsible for securing the property during their stay. Please ensuredoors and windows are closed and locked when leaving the property.


Internet & Connectivity
WiFi is provided as a convenience. While we aim to offer a reliable connection, we cannot guarantee uninterrupted or high-speed service attimes.


Access for Maintenance
In case of urgent maintenance or safety issues, the host reserves the right to access the property with prior notice whenever possible


Damages & Responsibility

Guests are kindly asked to followhouse rules and safety guidelines during their stay.

In the event that any damage, loss, or additional costs arise due to failure to follow these rules (including but not limited to fire safety, water use, or general property care), the guest agrees to cover the cost of repair, replacement, or restoration.

This policy is applied in accordance with applicable laws of Greece.

A security deposit of €100 per apartment is required prior to guests check-in, to cover any incidental charges. This amount will be refunded via the same payment method after your departure, subject to a satisfactory inspection of the accommodation.

Failure to follow these rules may result in termination of the stay without refund.


By completing a booking or staying at the property, guests confirm that they have read, understood, and accepted these terms.
